What Is an AOV?
An Automatic Opening Vent (AOV) is a smoke control system designed to clear smoke from communal areas, stairwells, and escape routes in the event of a fire. They are a legal requirement in residential buildings over a certain height and are governed by BS 7346-8:2013 and BS 9991:2024.
AOVs come in several forms: automatically opening windows, louvres, roof vents, and smoke shaft doors. They are linked to the building's fire alarm system and triggered either by smoke detectors or manual call points. When activated, they open to create a clear, smoke-free escape route for residents.
Key fact: AOVs are different from fire dampers. Fire dampers close to stop fire spreading through ductwork. AOVs open to clear smoke from escape routes. Both are legally required, but they are tested to different standards and on different schedules.
How Often Must AOVs Be Tested?
BS 7346-8:2013 requires two inspections per year — that is every six months. This is more frequent than fire damper testing (annual) because AOVs have active mechanical and electrical components that can fail silently. A battery backup that has gone dead, an actuator that has seized, or a smoke detector interface that has lost connection — none of these are visible until you test.
The Responsible Person under the Regulatory Reform (Fire Safety) Order 2005 is legally required to ensure AOVs are maintained in good working order. That means documented, competent-person testing every six months.
What Does a Compliant AOV Inspection Involve?
Our engineers test every component of the AOV system on each visit. A full inspection includes:
- Manual call point activation — each call point is triggered to confirm the AOV opens in response
- Automatic smoke trigger test — the smoke detection interface is tested to confirm the AOV activates automatically
- Vent opens fully — the vent, window, or louvre is confirmed to open to its full designed position
- Vent closes fully — the vent returns to its closed position cleanly after reset
- Battery backup test — the backup battery system is tested to confirm the AOV operates on secondary power (critical if mains power fails during a fire)
- Control panel indication — the fire control panel correctly reports the status of each AOV
- Actuator condition check — visual and mechanical inspection of each actuator for signs of seizure, corrosion, or wear
- Smoke damper testing — where motorised smoke dampers are present (common in smoke shaft systems), power-open, spring-return close, smoke detection interface, and manual override are all tested
What Are the Most Common Failures We See?
In our experience testing AOVs across Yorkshire, the most common failures are:
- Dead battery backups — batteries degrade over time and need replacing. If the mains power fails during a fire, a dead battery means the AOV will not open.
- Seized actuators — particularly in coastal or industrial areas where corrosion is accelerated. An actuator that has not been exercised regularly will seize.
- Lost smoke detection interface — if the fire alarm system has been modified or upgraded, the connection to the AOV system can be lost. The AOV will not activate automatically.
- Control panel faults — fault indicators on the panel are often ignored or reset without investigation. A persistent fault means the system is not functioning correctly.
What Happens If You Fail to Comply?
The consequences of non-compliance with AOV testing are serious:
- Enforcement action — the local Fire and Rescue Service can issue enforcement notices requiring immediate compliance
- Invalidated insurance — most commercial property insurance policies require evidence of compliance with fire safety standards. No test certificate = no cover.
- Criminal liability — under the RRO 2005, the Responsible Person can face fines and, in serious cases, imprisonment
- Civil liability — if a fire occurs and the AOV system fails due to lack of maintenance, the building owner or manager can be sued for damages
How Much Does AOV Testing Cost?
The cost depends on the number of AOV vents, smoke dampers, and call points in your building. A small apartment block with 2-3 AOVs might cost £180-£360 for a full inspection. A large residential tower with 20+ AOVs and smoke dampers could be £1,000-£1,500. Remedial works (battery replacement, actuator replacement, panel repairs) are quoted separately.

Who Should Test AOVs?
AOV testing should only be carried out by a competent person as defined by the Regulatory Reform (Fire Safety) Order 2005. This means someone with the appropriate qualifications, training, and experience.
