The Honest Answer First
Fire damper testing is priced per damper, and the total depends on three things: how many dampers your building has, how easy they are to access, and whether anyone has ever tested them before. Two buildings that look identical from the outside can differ by a factor of five in damper count.
So any contractor who quotes you a firm total over the phone, without knowing how many dampers you have, is guessing. If the guess is wrong, either you overpay — or the contractor quietly stops looking for dampers to protect their margin. Untested dampers left hidden above a ceiling help nobody. The honest route is always the same: establish the damper count first, then price against it.
What It Actually Costs
Our rates are straightforward: up to £35 per damper at the top end — and the rate drops as the number of dampers grows. Volume is the biggest lever on price: a small register of awkward, hard-to-reach dampers costs the most per damper, while a large site with dozens of dampers pays a substantially lower rate each.
| Your building | How it's priced |
|---|---|
| First-time test, small register | Up to £35 per damper — the top rate, covering full BS 9999 drop testing with photo evidence and certification issued on completion |
| Larger registers | The per-damper rate drops as the damper count rises — volume pricing, quoted firm once the register exists |
| Annual retest | Lower again once your asset register is built — the discovery work is done once, so every year after the first is cheaper |
Included with every job: Asset Guardian. Every damper we certify goes onto our market-first Asset Guardian system, so proof of compliance lives on the asset itself. We'll show you how it works on site.
And the compliance package is baked in. The per-damper rate is all-inclusive: the BS 9999 drop test, photographic evidence for every damper, reporting that follows DW/145 and NAAD-22 guidance, a full asset register for your building, and your compliance certificate issued on completion — and every damper also goes onto our market-first Asset Guardian system, so proof of compliance lives on the asset itself. No callout fees dressed up as line items, no charge for dampers we can't reach — and if a competitor's quote is dramatically cheaper than this, ask which of those isn't included.
The First-Time Building Problem
Here's the bit most pricing guides skip. If your dampers have never been tested, in most cases nobody knows how many there are or where they all are. That's not a criticism of you — it's simply what happens in buildings that predate current record-keeping expectations. But it makes honest pricing impossible, because the per-damper price needs a damper count to multiply against.
The honest way to price a first-time building is in two phases:
- Phase 1 — survey & asset register. A paid survey traces the ductwork, locates and records every damper, and produces the asset register your building has been missing. This is a genuine building investigation, not a free quote visit — a walk-round and an estimate cannot produce a damper register.
- Phase 2 — testing & certification. A firm, fixed price per damper quoted from the finished register. No guesswork, no surprises.
Survey effort depends on building size and complexity — from a half day where usable drawings exist, to several days for large or complex sites. If a partial asset register or usable drawings already exist, the survey shrinks to verifying and filling the gaps, and the price reduces accordingly.
Why the Cheap Quotes Are a False Economy
The recurring scandal in this industry is fails recorded as passes. A damper that's signed off as compliant without being properly drop-tested, or without photographic evidence, isn't a saving — it's a liability with your name on it. When a fire officer, insurer or auditor asks for evidence, the report is all that exists.
A proper test price always includes:
- An operational (drop) test on every accessible damper, to BS 9999
- Photographic evidence of every damper, open and closed, with an asset reference
- Reporting that follows DW/145 and NAAD-22 guidance, with clear pass/fail per damper
- An updated asset register with test dates
- Clear remedial recommendations — not vague "advise further investigation" filler
- Compliance certification issued on completion — plus every damper registered on our market-first Asset Guardian system
If a quote doesn't spell those out, ask. If the price is dramatically lower than the others on your desk, something on that list is being skipped — usually the search for dampers nobody has ever found.
Watch for "unable to test" inflation. Some reports classify large numbers of dampers as unable to test — and still charge close to full rate for them. A high unable-to-test count isn't normal; it usually means the contractor didn't find the access. You shouldn't pay full price for dampers that weren't tested.
Legitimate Ways to Reduce the Cost
There are three, and only three:
- Get on annual retest pricing. The first year builds your register; every year after that is cheaper because the discovery work is done once.
- Combine visits. If your building also needs ventilation cleaning (TR19 Air) or kitchen extract cleaning (TR19 Grease), one visit covering multiple services saves mobilisation and access time — which is exactly what our 2-Year Compliance Lock and annual plan pricing are built around.
- Fix access once. Dampers behind fixed ceilings with no access panel cost more every single year. Installing proper access doors is a one-time cost that reduces the per-damper price permanently.
The Quickest Way to Know Your Number
If you have a previous damper certificate or report, send us a photo of it. We'll check it free, in writing, same day — whether it would pass an audit, how many dampers your building officially has, and what retesting should cost. If you've never had a test, we'll tell you honestly whether your building needs the two-phase route or can skip straight to pricing.
